A Sustainable Location

Miller Homes’ site is located north of Lichfield Road and east of Farewell Lane, Burntwood, adjoining the existing settlement edge and close to established residential communities and local services.

Existing hedgerows, trees and natural features have informed the emerging Masterplan and will help shape a landscape-led approach to design.

The site also benefits from good accessibility to Burntwood’s schools, local amenities, green spaces and wider transport network, creating an opportunity to deliver new homes in a location linked to the existing town.

Planning Context

Lichfield District Council is required by national planning policy to demonstrate at least five years’ worth of deliverable housing land. The Council’s published position states that it can currently only demonstrate 3.5 years supply, meaning there is a clear shortfall in available housing land that must be addressed.
 
At the same time, Burntwood continues to be identified within adopted planning policy as one of the district’s key settlements, with an important role in supporting future housing growth.
 
The site was actively promoted for development through the now discarded Lichfield District Local Plan 2043 and was concluded to be “developable” for housing in the Council’s Strategic Housing Land Availability Assessment (SHLAA). It is also considered to meet the National Planning Policy Framework (NPPF) definition of ‘grey belt’ land, meaning that its development for housing would not be ‘inappropriate’ in the Green Belt.
 
The site therefore provides a sustainable and deliverable location for much needed new housing.

The Proposal

Miller Homes is bringing forward proposals for up to 350 homes on Land North of Lichfield Road, Burntwood, in response to this context. Up to 50% of these new homes would be affordable homes.

The aim is to deliver a high-quality, landscape-led development that responds to local character, supports much-needed housing delivery and creates a strong, well-integrated extension to Burntwood.
